CLEARWATER MANAGEMENT FAQ

Frequently Asked Questions About Clearwater Association Management

Clear answers to common questions about local association management, services, pricing, and choosing the right management team for your community.

  • How much does HOA property management cost in Clearwater, FL?

Association management fees in the Tampa Bay market typically range from $10–$30 per unit per month, depending on community size, service level, and complexity. Smaller associations may have a flat monthly fee. Condominium Associates provides transparent pricing based on the services and support your community actually needs.

  • Does Florida require HOAs and condominium associations to use a licensed property manager?

Florida regulates community association managers through the Department of Business and Professional Regulation. When a community requires professional management, working with appropriately licensed CAM professionals helps the board meet its management and compliance responsibilities. Condominium Associates' management team includes licensed Florida CAMs.

  • How do I switch property management companies in Clearwater?

Start by reviewing your existing management agreement for notice and termination requirements. The board should then follow its required approval process and establish a transition plan. Condominium Associates can coordinate the transition, including records, financial information, vendor relationships, owner communications, and other operational handoffs.

  • Do you manage small HOAs and condominium associations in Clearwater?

Yes. Condominium Associates manages communities across a wide range of sizes and service requirements. Smaller communities can receive appropriately scaled management and accounting support rather than being forced into a service model designed for a much larger association.

  • What should Clearwater condominium boards know about reserves and structural requirements?

Florida condominium boards must account for applicable inspection, reserve, maintenance, and financial requirements when planning for the long-term condition of their buildings. For older or taller condominium properties, these responsibilities can have significant operational and financial implications. Our team helps boards coordinate management, budgeting, documentation, vendors, and professional services around these requirements.

  • What makes Condominium Associates different from other Clearwater property management companies?

Condominium Associates combines more than four decades of Florida association management experience with dedicated management teams, financial expertise, technology, and established operational processes. We serve HOAs, condominiums, high-rises, active adult communities, and other association types throughout the Tampa Bay region.

COMMUNITIES WE SERVE

Managing Clearwater Communities From the Coast to North Pinellas

Clearwater-area communities are not all built the same.

We support a range of community types, from condominium buildings and waterfront properties to traditional HOAs, active adult communities, and larger master-planned developments.

Homeowner Associations (HOAs)

Homeowner Associations (HOAs)

HOAs come with unique governance structures, deed restrictions, and community expectations that require experienced management. We work closely with elected boards to enforce community standards, manage vendor relationships, oversee common area maintenance, and keep residents informed — so your neighborhood stays the place people are proud to call home.

Condominiums Mid-Rise & High-Rise (COAs)

Condominiums Mid-Rise & High-Rise (COAs)

Condominium associations carry a distinct set of responsibilities — from building envelope maintenance and elevator oversight to unit owner relations and reserve funding. Our team understands the complexity of COA governance under Florida law and brings the operational depth to manage it with precision and professionalism.

Luxury High-Rise Communities

Luxury High-Rise Communities

Residents of luxury high-rises expect a higher standard of service — and so do we. From concierge-level communication to meticulous common area upkeep and vendor accountability, we manage every detail with the white-glove attention your community commands.

Master-Planned Communities

Master-Planned Communities

Large-scale communities with multiple neighborhoods, shared amenities, and layered governance structures require a management partner who can see the big picture while handling the day-to-day. We bring the systems, staff, and experience to keep master-planned communities running smoothly at every level.

Mixed-Use & Specialty Properties

Mixed-Use & Specialty Properties

When residential, commercial, and common-use spaces share the same footprint, management gets complicated fast. We have the experience to navigate the competing needs of mixed-use communities — balancing owner expectations, commercial tenants, and shared infrastructure under one cohesive management approach.

Community Development Districts (CDDs)

Community Development Districts (CDDs)

CDDs operate under a distinct layer of Florida law, blending public infrastructure obligations with private community governance. Our team understands CDD structure, bond obligations, and reporting requirements — keeping your district compliant, financially sound, and well-maintained.

Developer Consulting

Developer Consulting

Getting a new community off the ground requires more than just construction — it requires building the governance foundation that will serve residents for decades. We partner with developers during the planning and transition phases to establish budgets, governing documents, and operational systems that set communities up for long-term success.

Lifestyle Communities

Lifestyle Communities

Whether it's resort-style amenities, active programming, or a strong sense of community identity, lifestyle communities run on more than maintenance schedules. We help boards deliver the resident experience that drew people to your community in the first place — consistently and sustainably.

Cooperative Services

Cooperative Services

Cooperatives operate under a fundamentally different ownership model than traditional condominiums or HOAs, requiring specialized expertise in shareholder relations, proprietary lease management, and cooperative law. We bring the knowledge and structure cooperatives need to operate fairly, transparently, and in full compliance.

Commercial Property

Commercial Property

Commercial associations and mixed-ownership properties demand a management approach grounded in business acumen as much as property expertise. We help boards protect asset values, maintain professional standards, and manage the financial and operational complexity that comes with commercial community management.

Active Adult 55+

Active Adult 55+

Active adult communities thrive when management understands the lifestyle — not just the logistics. We support 55+ communities with responsive service, programming coordination, and the kind of attentive, respectful communication that residents expect and deserve.
