Condominium Associates began managing condominium and homeowner associations in the Tampa Bay area in 1982 and presently has offices in Pinellas and Hillsborough counties. Condominium Associates is a full service association management company providing services in the areas of facilities management, financial management and administration.

Condominium Associates employs experienced property managers and provides monthly in house training for the managers. Property managers are accessible for emergency service twenty-four hours a day, seven days a week. The property managers are supported by a qualified accounting and administrative staff and the company is fully computerized with state of the art technology.

The company’s goal is to provide the highest level of professional management to condominium and homeowner associations and to relieve board members and owners from the burden of the daily operations of their association. Condominium Associates works as a partner with the Board of Directors to accomplish the following goals:
  1. Maximize property values for owners
  2. Relieve Board members and owners of management burdens
  3. Optimize financial operations
  4. Enhance communication among owners

Owners' Biographical Information
Rand E. McNeal is the president of Condominium Associates. Mr. McNeal attended the University of North Carolina and graduated in 1974 with a degree in business administration. Mr. McNeal is a Certified Public Accountant (CPA) and worked with Price Waterhouse for five years in Tampa, Florida. Since 1980 Mr. McNeal has been active in the real estate industry in the Tampa Bay area. He is also a Florida licensed real estate broker and is a member of the Community Associations Institute (CAI) and the Institute of Real Estate Management (IREM). Mr. McNeal has extensive experience in property management, condominium conversions, property renovations, real estate development, budgeting and financial analysis. Mr. McNeal is a Licensed Community Association Manager (LCAM) and has also received the designation of Certified Property Manager (CPM) from the Institute of Real Estate Management.

Craig D. Caldwell is the vice president of Condominium Associates. Mr. Caldwell attended UCLA where he obtained a bachelor's degree in economics in 1971 and a master's degree in business administration in 1972. He also earned a master's degree in taxation at the University of Southern California. Mr. Caldwell is a Certified Public Accountant (CPA) and worked six years with Price Waterhouse in San Francisco where he specialized in real estate taxation. Mr. Caldwell has been active in the real estate industry since 1980 and has worked for a large national real estate investment firm where he served as an officer of two large real estate investment trusts. Mr. Caldwell has extensive experience in property management, property renovations and financial analysis. He has successfully converted apartments to condominiums and owned and operated apartment buildings and commercial real estate. Mr. Caldwell is a Licensed Community Association Manager (LCAM) and also has previously owned a property and casualty insurance agency.
